By making a booking you (the "Guest") agree to these Terms & Conditions.

1. Booking & payment

A booking is confirmed only once payment is received and you receive a booking reference.
Depending on how far ahead you book, you pay either a 30% deposit (balance due 14 days before arrival) or the full amount at the time of booking. Bookings made within 30 days of arrival must be paid in full.
All prices are in euros (EUR) and include all utilities (electricity, water, Wi-Fi) and final cleaning. There are no additional taxes or fees.

The deposit is non-refundable in all circumstances.
Cancel 30 or more days before check-in: 50% of the balance paid is refunded.
Cancel within 30 days of check-in: no refund is given.
Refunds, where due, are made to the original payment method within 14 days.
We recommend Guests take out travel insurance to cover unforeseen cancellations.

The property sleeps a maximum of 4 guests. The number of guests must not exceed the number stated on the booking.
No smoking indoors — permitted outside and on the terraces.
Pets are not permitted.
Parties and events are not permitted.
Quiet hours are 11:00pm – 8:00am.
Minimum age of the lead Guest: 18.

Use of the pool is entirely at Guests' own risk — there is no lifeguard on duty.
Children must be supervised by an adult at all times in and around the pool.
No diving, and no glassware in the pool area.

The Guest is responsible for any damage caused during the stay and agrees to report it. No security deposit is taken, but the Guest may be charged for damage beyond reasonable wear and tear.
The Owner is not liable for loss or damage to the Guest's personal property, except where caused by the Owner's negligence, to the extent permitted by law.

In the rare event the property becomes unavailable, we will offer alternative dates or a full refund. Our liability is limited to the total amount paid for the booking.
